Prices
The prices quoted on the website are per room, include breakfast and VAT.

Please note we only accept bookings of 2 nights or more.

Booking Confirmation & Deposit:
A non-refundable deposit equivalent to the first nights stay is payable before your reservation can be confirmed as a booking. Deposits can be paid either by bank transfer or U.K. cheque (please make cheques payable to C.A.Riley). All bookings are confirmed by email.

Cancellation
By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you do need to cancel, please contact us immediately.

For cancellations more than 7 days before your stay you will not be liable for the remaining balance, however any deposit paid is strictly non-refundable. For cancellations within 7 days of the booking, failing to turn up and/or not completing your booking fully, you are still liable to pay for the booking in full.

If you need to cancel your booking due to severe weather conditions or ‘serious/ exceptional’ circumstances, we will try to transfer your booking to another available date within the calendar year in question without loss of your original deposit. Please do contact us to discuss such a cancellation.

In exceptional circumstances, if we feel a guest has completely disregarded our terms, we have the right to cancel their booking or ask them to leave.

Pets
Sorry, we do not have facilities to take pets of any kind.

Children
We welcome children aged 10 and over, our rooms are not appropriate for younger children, sorry.

Arrival Window
We request all arrivals are between 4:00pm and 7:00pm.

It is much appreciated if you could notify us of your estimated time of arrival (a telephone call or e-mail at least a day before arrival is much appreciated). We may also contact you regards arrival time if need be.

Please ensure you contact us to let us know if you are likely to arrive late and your new estimated time of arrival. We do not guarantee we can cater for late arrivals if we have prior commitments, but will endeavour to accommodate such.

Room Booking Conditions & Availability
Room occupancy is a maximum of 2 people per room and can only be booked by somebody aged 18 or over. In addition, room bookings cannot be transferred to another party.

Please also note our house does not have special widened/ramp access for those requiring such, sorry.

Your room(s) will be available to you from 4.00pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your room(s). However, you may drop off your bags at an earlier time by prior arrangement.

Room Vacation
Please always vacate your room by 10.30am.

Payment
The balance of your payment is payable no later than after breakfast on the last day of your stay. Payment can only be made by cash, bank transfer or U.K. cheque (please make cheques payable to C.A.Riley).

Telephone Calls
As the mobile signal is poor here, a land line phone is provided for your use. A donation to cover the cost of any calls made is politely requested.

General Points
The house is non-smoking throughout.

Parking is restricted to one vehicle per room, nearby on street parking is usually available.

If you have cause to complain, please do so promptly and before you leave. We will do what we can to remedy the situation.

Damage, Breakages & Faults
Please take care when staying in our property, you are liable for any breakages or damage which you cause to the accommodation or its contents. We ask that you please report any incidents when they occur. We do not normally charge for minor breakages, but we will however request payment for repair or making good if the damage or breakage is more significant. We will charge you for lost keys (£15 per key).

Please also note vehicles parked on our drive are done so entirely at the owner’s risk, Paxhaven accept no liability for damage to guests’ vehicles however caused.

If a problem does arise during your stay, e.g. the Wi-Fi goes down, we will try to resolve as a matter of urgency but cannot always guarantee a speedy resolution.

Lost Property
If you inadvertently leave articles in your room when you leave, we will make you aware of such (assuming we have your contact details), but will dispose of such items 10 days after you leave if we do not hear from you. If items require posting to you, we would appreciate you would reimburse us for the postage costs on receipt of the item.

Liability
We do not accept any liability for any damage, loss or injury to any member of your party, vehicles or possessions, unless proven to be caused by a negligent act by ourselves.

Non-availability of Accommodation
We would only cancel your stay in exceptional circumstances when your accommodation was unavailable for reasons beyond our control. We would then refund all monies paid by you; our liability would not extend beyond this refund.

Privacy Policy
Any data collected during the course of your booking will be stored on our computer(s). With your permission we may from time to time contact you about promotions and offers. We will not share your details with any third party.
